The Challenge

The client realized that a Phase II ESA was necessary 7 days prior to closing due to recognized environmental conditions identified during the Phase I ESA.  The Phase II required soil and soil gas sampling at a strip mall.  Hanis Consulting quickly sprung into action to avoid any delays in the transaction.

The Solution

Hanis Consulting was able to mobilize to the Site within 48 hours, after underground utilities were located, to perform the Phase II assessment.  Several soil borings were advanced and soil and soil gas samples were collected.  The samples were submitted to the laboratory with a rush turnaround time.  Once we received the results, we were able to evaluate the data and write the report prior to the deal closing.  

The Result

The client had an all clear from the Phase II assessment and was able to proceed with the purchase.  Phase II assessments can sometimes take a month or more to complete and the client’s team was amazed that they were able to get a quality assessment in less than one week.  See the client’s team’s quote!
